Construction Built for Return on Investment

Folsom City Carpentry is the construction financial advisor Sacramento investors have been missing — every recommendation weighed against resale value and rental income, not just what looks good.

The Philosophy

We Think Like an Investor, Because We Work Like One

Most contractors price a job and move on. We built Folsom City Carpentry around a different question: does this line item make the property worth more, rent for more, or both? If a finish, layout choice, or material upgrade doesn't pencil out, we'll tell you — even if it costs us the upsell.

That's what "construction financial advisor" means in practice: a general contractor who treats your renovation budget the way a good CPA treats your tax return — looking for the highest return on every dollar, not just the highest invoice.

Detached ADUs and garage conversions built specifically to maximize monthly rental income on Sacramento-area investment properties, with unit configuration decisions driven by comparable rents, not guesswork.

Multi-Unit & Apartment Remodels

Investor-focused renovation services for apartment complexes and multi-family properties — phased construction, tenant coordination, and budget optimization to control vacancy and control cost.

Budgeting & Analysis

Construction Budgeting & Cost Analysis

Before we swing a hammer, we build a scope investors can actually track — required repairs, risk items, and value opportunities, priced as a detailed base scope with clear options and contingencies.

  1. 01

    Scope the Property

Required repairs, risk items, and value opportunities — documented, not eyeballed.

  2. 02

    Price the Real Work

A detailed base scope with clear options and contingencies, so there are no surprise change orders eating your margin mid-project.

  3. 03

    Build with Accountability

Permits, trades, materials, and schedule managed through one general contractor — not a patchwork of subcontractors you have to babysit.

  4. 04

    Close It Out

Inspections, punch work, and occupancy-ready turnover — built for resale, built for rent, built for long-term value.

Common Questions

Investor Questions

Do you work with out-of-area investors?

Yes. A meaningful share of our work is for owners who are not local to the property, which is why we document jobs at every stage — you should be able to see what happened this week without driving to the site.

Can you work from my numbers instead of a finish schedule?

That is how we prefer to scope. Tell us the resale comp or the target rent and we will build the scope backward from it, including telling you where spending more will not return.

Do you subcontract the work out?

We self-perform. That is deliberate: when the crew doing the framing is our crew, there is no gap between what was promised and who shows up, and no third party to point at when something needs correcting.

Can you handle multiple properties at once?

Yes, and most of our repeat clients run more than one at a time. Sequencing several projects is easier when one contractor controls the trades and the calendar rather than coordinating four separate subs per site.
